Clay is the recurring theme. It drains slowly, so water sits on lawns through winter and finds the lowest point on a badly laid patio. It also moves seasonally, which is what cracks concrete bases, tips slabs and lifts block paving edges where no proper edge restraint was ever fitted. The answer is unglamorous: dig out to a real depth, compact a graded sub-base in layers, restrain the edges, and give water somewhere to go.
Sloping plots are the second. A lot of Kenilworth gardens fall away: towards the brook, the common, or simply from a house set above its garden. Left alone that produces a lawn you cannot put a table on.
