Clay on former farmland is the headline issue. It holds water at the surface, so lawns turn to standing puddles in winter and a patio without a designed fall will always find its low point. Larger paved areas make this worse simply because they shed more water; a big terrace needs a genuine drainage plan, not just a token slope.

Exposure is a real factor on the edges of the village. Setting out carefully at the start is what prevents all three.
